Seeking Lender Options for Duplex Purchase

Hi Biggerpockets !

Is anyone familiar with a lender who can accommodate a loan for a two family home in NJ with the following details?

-10% down payment 

- Two owners on the mortgage and title , but only one owner will use as a primary residence. ( other owner related through marriage) 

- One borrower credit score 720ish and the other 650. 

- Debt to Income ratios are within acceptable range

- Property is currently under contract so would have to happen fast ! Conventional or FHA would be okay.
