Any experience using FHA to acquire investment properties

Seeking some advice. I working towards acquiring my first investment property which I'm looking to start out with duplexes in Dallas market. I have received pre-approval for fha loan, but was told that as an owner occupant I would have stay there for atleast a year before I could receive another loan plus would have to occupy oneside of duplex with in 60 days.

Question becomes, if I'm still currently locked into a lease for atleast 9 more months, to wait til 90 days before looking for an opportunity or what would be an alternative especially if the duplex is fully leased on both sides.

Any recommendations or comments are welcome as I'm sorting this idea out.
