Cities to invest in Texas

Hello All,

My name is Asif Mohammad, from Allen, TX.

I'm new to BP and Real Estate investment, i have been reading and following BP podcasts, looks like most of them got their success during the period of 2009 - 2015. What i'm wondering is how to find the deals which qualifies for 1%+ rule and to do BRRRR? I have all the real estate apps on my phone...

Based on my research following cities SFH prices are some what in my price range, which may qualify for 1% rule, but i would like to know from you all and your recommendations and most importantly how to find the deals? Wholesalers only the option or are there any?

1) Sherman

2) Denison

3) Wichita Falls

4) Temple

5) Waco

Last 3 cities are 2hrs drive from my place, in that case i may need good PM to manage, is it good idea to have PM manage your first few properties or better you manage? So you can learn many things.
