College Student Looking to Start in Real Estate

Hey Bigger Pockets community, I am a 22 year old college student from San Diego and I want to get into Rental Propert investing. I'm planning on getting a masters to become a physicians assistant and probably won't be done with school for another four years. I've recently found bigger pockets and become absolutely obsessed with real estate. My question is how can a hard working college student get started with little funds but a lot of motivation, thanks!

Buy a house near school and rent the  extra rooms to other students....hard in sd though given house prices.  May want to target a condo.
