Too difficult to sell property yourself?

I've been going over the details required in buying/selling property, and there are a huge number of disclosures, deadlines, and issues involved, particularly for the seller. Just the cost of all the forms involved is very high!

Do most of you let a broker handle most of your buying and selling activity? It does seem a waste of time to learn all these details if you are not buying/selling all the time. Or are most of these regulations just ignored during most transactions?
