End of the Year Builder Closeout Homes

Hello BP!

Are any of you guys seeing HUGE discounts on certain new homes now that the end of the year is upon us?  Builders do not like carrying old inventory into the new year so I'm looking for opportunities to jump in if the numbers work. I'm also an agent and I'm seeing up to 5% Commissions plus bonuses on homes builders are trying to off before the new year.  

I'm curious to know how some of you structure your financing to make the numbers on new homes work?  I'm considering using a "Commission Advance Company" (finance companies that give agents their commission in advance prior to closing for a fee) to put together creative ways I can supplement cash at closing.
