Contacting your leads

For anyone that regularly does driving for dollars with success, what is your strategy for contacting your list. Sending direct mail? Any other methods? What verbiage do you like to use on your marketing and how do you generally like to move forward once you contact a potential seller? Do you give a ballpark estimate on their home and notify them that it is subject to change upon inspection? Would love to here how some people here are doing it.
