Looking for low risk investment in Jacksonville, FL

I am an investor, living in NYC looking to invest in Jacksonville, FL. The east coast is not a good option for me right now. I invest in 3bd /2 ba homes in my home country in areas which I am very familiar with. I would like to make my first investment in the US and Jacksonville looks like a good option. My main goal is to have a very low risk property. I am not chasing insane returns or appreciation. A solid 6% ROI with steady, albeit slow, appreciation. I do not want to invest in low income or sketchy areas at all - even if the numbers are excellent. Since I am an out of town investor, I don't feel comfortable with investing in a 3bd / 2 bath homes because of the maintenance and management requieed. I am looking for a condo in a property with several units where there is some sort of home owners association which will make it easier to manage from a distane. (I will strongly consoder hiring a property manager as well.) Any advice regarding areas or is Jacksonville not the place for me, given my goals.
