Rehab Loan needed in North Carolina

Hey guys I am a new investor and being at it for a year now and owned 3 rental properties, I have two properties that I recently acquired from an old friend that needed extensive rehab but got a good deal on the properties However properties are in C/D Neighborhood and rent about $600 a month. With my DTI is high due to other loans, Makes it hard to get a loan from the bank, Anyone have suggestion about a rehab loan that I may be qualify for, My rental income does not count since I only had those three properties in less than a year and my credit score just drop down to about 650.

Any suggestion or help will be much appreciate , Thanks

What happened to the 3 you owned? And you now have "two properties that I recently acquired" and these are free and clear from any mortgages? Are they rented now? Join a local credit union. They can probably set up a first position Line of Credit with a draw large enough for you get the work done.
