Looking for Partnership Agreement Template

Hi All - This is my first time posting on BP.  What a great community!  I am investing in my second single family property with a partner.  This deal (in contract now) happens to be in Austin, Texas, but we are also looking more broadly.   

Can anyone recommend a partnership agreement template we can use as a starting point?  Clearly there are things we know we need to talk about, but probably many more that haven't crossed our minds.  I don't want to recreate the wheel here.  Thank you so much!  - Arik
