I am new to wholesaling and getting all of my ducks in a row. I am needing some information on assignment agreements. 

If by chance I am not able to find a buyer for a home that I have under contract, is there certain verbiage that needs to be in the purchase agreement to allow me to back out of the deal.

Also, how long do I have to find a buyer after I sign a purchase agreement with the seller before the agreement expires? Is there certain language in the agreement that states a specified time frame.
