What do you track for the rental properties?

I hear on the podcast and forums about tracking properties. What do you use, why, and so forth. What I want to know is WHAT do you track? Accidental landlord here and not sure what it is I need to track. Can anyone point me in the right direction to set myself up for success? Thanks!
