Hello All,
I own a couple multi families that I rent out, but still consider myself a novice real estate investor when I look at the big picture. I recently closed on my second multi family that I described above and while I'm cash flowing around 20%, it's still frustrating how competitive MLS deals are. I'm interested in finding off market deals where I can negotiate directly with the owners/motivated seller myself and remove the two middle men real estate agents. Any advice or help would be greatly appreciated.

I forgot to mention where my multis are, one is in Medford, MA and the other is in Dorchester. The Dorchester property is in a tougher part of town and is a section 8 three family. The Medford property is a great house that I used to live in and did a lot of renovations to it. Market renters are in it. Both properties are cash flowing nicely.
