I have a motivated seller that wants to get rid of her rental in Camden, NJ. However she lives in South Carolina. How does this work ? I know I can fax her the contract but wouldn't she need to be local for closing ?

get the contract signed and take it to a local title company you want to use. They can coordinate with the seller to have him sign with a title company down there and then ship the docs up to you. The title company will handle all that for you.
