Wholesaler blew my mind!

At my local REIA in Rochester, NY last week, we had two successful wholesalers discuss their businesses. I'm a buy-and-holder, but I went anyway, and it was FABULOUS! One of the gentlemen was telling about a recent negotiation: The seller had purchased two SFH for cash 30 years ago, and had rented them out ever since. He was looking to sell them, but they hadn't appreciated they way he expected them to. The neighborhood had changed since he purchased them, and he wasn't even going to get what he paid for them. He was not pleased, but then the wholesaler did some calculations and said, "These two houses have produced over a quarter of a million dollars for you since you've owned them.  Even if you sell them for $10,000 less than you paid for them 30 years ago, how do you come out badly on this deal?"  Totally BLEW MY MIND!  It reminded me that I primarily invest for CASH-FLOW, and appreciation (if/when it comes) is just the icing on the cake!
