What is an investment consultant/advisor? What are you trying to do? Your post doesn't make any sense and doesn't give anyone an idea of how they can help you other than that maybe you need a connection for a mortgage. But on what type of property?

Hi River, thanks for reply. I am considering an investment in a commercial property with plans to improve and sell it within 4-6 years. Standard requirements for such investments typically include good credit, relevant experience, and a 20% down payment. However, I lack experience in the USA market.

No one is going to finance 100% if you have no experience here. It would not be a wise investment for them. What you are proposing is the classic money loss situation unfortunately. You would need to show a track record and have other assets as backing to have any chance at all.

Hi Bekzod,

If you're new to the U.S. market, I recommend beginning with a more passive investment, such as retail triple net-leased properties. Look for a prime location, a tenant with strong corporate or franchisee credit, and a NNN long-term lease. With a creditworthy tenant, securing a non-recourse loan is more manageable, even for foreign investors.

Sounds like you have no skin in the game, so it would be tough to find a partner that would take all the financial risk.  You should expect a 10-20% return depending on the amount of work you have to do.  In a sense you are a property manager so you should get paid like one.  The way I would structure the contract with you is that upon sale if a certain higher price is obtained (highlighting your hard work), then you would get a bigger share of the pie.  For example: 10% of profits during ownership, and then a 20% profit share on the sale if a certain sales price is reached, maybe 15% if a lower price is achieved etc.

Appreciate for the comment. I have 16 years of Non US experience. Also, I think, the investment risk is more connected on the chosen project- property income, market value of the project. These metrics are assesable. While I understand the standard expectations of lenders / investors, trying to search for the non-standard options, that would work for both sides.

It makes for logic given the conditions. I understand where to find the lenders with standard conditions. However, where & how to find such partners? Any advice is welcomed.
