How do I structure a Partnership Agreement?

Due to a larger investment, I will likely not be able to put my own cash into any deals for the next 2-3 years. I don't want to give up on acquiring more property during that time, but also don't understand how to structure partnerships.

In the case that I do all the leg work (finding/evaluating deals, working with contractors, managing tenants, etc.) and a partner (or partners) provide all the money, what is the best way to structure that agreement?
