So, I came across something that I am not particularly knowledgeable about: asbestos.
Looking to buy a rental (not contract yet) turns out there is asbestos under the carpet. Supposedly its contained and not of any real threat as present. But, being that I really don't know much about asbestos, I wanted to see what kind of experiences and advice y'all might have on the topic.

I've had mandated asbestos training.
Many properties built as late as the mid 80s have at least some asbestos in them.
There are companies that you can hire to test for asbestos. It would be a good idea to have one look at this property. Talk to them about your situation.
If the asbestos is "under the carpet" it is probably vinyl tile underneath the carpet contains asbestos or the mastic used to stick the vinyl tile down has asbestos. If that is what you have, I wouldn't worry too much. Cover it over with Vinyl Plank or put ceramic tile over it. As long as you aren't drilling, cutting, or otherwise making that material airborne, it is considered encapsulated and not much of risk.
