New investor / Rent by room

Hello Everyone,

I am a new investor looking to purchase in the Burlington, VT area. I have been looking at Multi- Families and was considering doing a rent by the room. Does anyone have any experience with this strategy? Due to the low inventory I am starting to cold call owners in the area but have also considered doing Single family as well. My goal is to rent to recent grads and try to guide them to financial freedom. 


Any suggestions?
