Eastside/Springfield Jacksonville thoughts?

Hi all,

I currently own a multi outside of Boston, MA. For my next investment I am looking to get into a less expensive market. Currently looking into Jacksonville, FL. I am curious peoples thoughts on the East side and Springfield Area. This is close to Jags stadium. How is the crime here? As I look at numbers this area seems to be close to the 1% rule- Am I accurate with this assumption. Would college kids commute to Jacksonville University from the east side or is that too far?
