Quick short tip! During the buying process, (especially for multifamily) if you have the opportunity in your transaction for a home inspection, something to always keep in mind is to stay close to your inspector during that inspection.

The amount of knowledge you can learn from a good home inspector is absolutely unreal, and in my opinion- aside from that particular transaction, that extremely tactical information that you can acquire is usually a very good return on your money for more properties you look at…

For only $400-$700 +/- (depending on several factors like market, sq footage of subject property, age of property, property type, etc.) you can get not only a strong safety/negotiation opportunity in that particular deal, but more importantly to be able to tap into that inspector’s expertise and knowledge for a couple hours, and that is something that you will carry with you for potentially the rest of your investing career.

I have learned so much from inspectors, and just watching them and the things they look for and conversing during inspections creates an awareness for you when walking though units and basements today, regardless of if you are an agent or an investor (or both!).

Ask your inspector as many questions as you can, the few hours you have them can provide so much regardless of the deal that you are working on! There are some limits to what inspectors can/can’t tell you, for example they can’t give you prices, contractor recommendations, etc. but they can tell you roughly what would need to get done and the type of professional that may be able to help you solve that issue and be on the right direction.
