Cash on Cash Return after BRRRR

I don’t know why but I keep complicating this and can’t figure it out; but if you Refi all your invested cash back out how do you calculate your cash on cash return?

Let’s say your Annual cashflow was $6K.

As mentioned its infinite because you have no $ in the deal. That is what is great about BRRR or strategies where you can get your entire investment out and have positive cash flow.
