Need investing advice

To make it concise. I inherited a property and will be be putting renters in it, making about 800$ more than the mortgage monthly. The amount owed on the loan is about 350k and my next door neighbor sold for 815k this month. If I were to sell and purchase another property with just the cash, then charge rent with at least 2k/mo. Wouldnt that make a better cash flow strategy?
