What to do with $100k!

Hi all,

Considering selling our first long term rental investment property that's been cash flowing $400 a month. Its been a great property but the appreciation is just sitting there and not working for us. With rates going up, a refinance isn't really ideal and the HELOC option doesn't really interest us.

The market is crazy hot in that neighborhood and so selling is becoming very attractive. We're thinking we'd set aside 100k after the sale for investing in a new rental (preferably STR) since I currently own a Airbnb and it's doing great.

How exactly would you invest that $100k and where ?  Let’s hear your thoughts!
