Partners - General Question

Hello All! 

How does one choose a viable partner for a deal beyond one's solitary financial ability?

I'd been talking with someone to be a partner on a local multi that's currently beyond my individual capability as far as a down payment is concerned. For a couple of weeks, after an initial phone call, they're spotty at best for communication on the subject. Always 'looking at the numbers' for a specific property that I found (I've already provided all of the financials, as the property is one that an investor is looking to move on from). 

I'm fine with a 'this doesn't work for me' answer, but don't want to be overly pushy. I'm trying to decide between moving on, or keeping in touch... but also don't want to seem impatient, as I'm aware, everyone has their own lives and professions.
