what to do with land contract.

I'm getting ready to sign a seller financing contract. this is my first ever seller financing deal and I have alot of questions.

1: do I sign under my personal name or under an llc.

2: if seller finances to me personally cam my llc hold the insurance on the property.

3: am I held liable if something were to happen to the tenants or the property(tenant falls on stairs, tree

smashes through house)

4: is it normal to pay earnest money directly to the seller on this or should it all go through an attorney

5: current owner has cancer, what happens if they pass before final payment is made? (5yr payoff)

6: am I missing anything huge on this?
