Best Practices for buying land to hold

Hey everyone...looking for some advice on purchasing land in North Carolina....there is a nice empty 47 acres of open land for sale and trying to figure out if it's a good buy or not. The first "red flag" that i noticed is that i's close to a water treatment plant. Does anyone have experience buying land to hold that would be open to talking about best practices?
