Here is one we picked up about 2 weeks ago. It is a "little" rough as the pictures will show. 

Basics: 1350 Sq foot Ranch, 3 bed 1 bath, full gut

Specific problems we have to address (besides condition which is a given): Tight corner on road over hill doing 55, you have to punch it coming out of driveway, Septic is a mess. They punched a hole in the foundation to put a window in. Building inspector wants engineer signoff. Fuel oil furnace, no natural gas available. No dining area and a tiny kitchen.

Advantages of the property: 1.9 Acre lot, Ranch has walkout basement so can make living space downstairs, town that is not bogged down with rough permitting, they go with the basics. Building inspector is fair and upfront. 

Purchase price: Call it 19K when all said and done, few oddball tactics that helped close the deal.

Plan to improve: Turn into 4 bed 2 bath ranch. 2 beds will be downstairs and the entire bottom will be an accessible in-law (kitchenette). walk in shower built with tile. Nice deck out back, Planning on New Septic. Rip out wall in kitchen to bedroom and make dining room (leaving beds 2 upstairs and giving us a nice dining). Roof, siding, windows, doors, new kitchen, 2 new baths, converting to propane, new H2O, designing basement. Clearing land to make large backyard useable, minimum work on front deck, rip out breezeway, blacktop driveway for cleaner exits, figure a mirror system or camera system to see over hill. 

Expected sale price: TBD But will not go below 120K, I can sell good shape Ranches in this area for that with a little work, throw in an inlaw and 1.9 acres, new everything and that is a nice conservative number. Plan on hitting the Spring market

Budget: 75K all in.
