Seller Financing in Maryland.

I have a few mortgage note deeds in several OTHER states than my home state but I am now selling my home that i have lived in for 25 years. Almost everything new from the roof to the basement floor. What is the major difference in the regulations for Maryland State between doing a seller finance transaction as an investor and now as the home owner that lives in the house? I already have a buyer. All advice & suggestions are welcomed. Thank You!
