How to get the most when buying a new house from big developer

we are considering a new home in the new community that is being developed by Ryland homes.

From what i understand, they do not accept offers, but can be flexible in offering closing cost assistance if financed through an in house loan originator.

What are the ways to get the most out of the builder?
