ADU / Garage help!!!!!!

Hi BP Fam,

Need a little guidance here. In the attached image there is a diagram to help better explain my situation. 

I am living in my primary househack now a multifamily. we have a very small concrete pad in the back. Next to the house we have a small 1 car driveway and then two vacant lots that butt up to the side of my house. 

In 2022 I purchased the 1st lot and I am hoping to purchase the 2nd from the city (trying to get the price lower). 

My question would be. I currently WFH w/ no office. Has anyone ever did a garage/office space combo? I was thinking of a storing tools and equipment and then maybe a loft I could work from. Maybe I could rent it out when not in use? 

Has anyone done something like this? Open to thoughts and opinions.
