Resale value of a modular home.

I have been following modular homes past 4-5 years and was very close to doing one in Feb 2020, and I backed out due to covid.   I am back in the process -  identified the builder, model, cost, and initial draft/design, etc.  I own the lot, and the primary purpose is to build and rent.  I am not looking to sell, yet again wanted to make sure if such a case comes up in the future.   A few questions are lingering before the final move, and I thought I seek them out here.

- Resale value - does anyone have tried selling a modular home? If yes,  what was your experience?

- Do I have to specify as a 'modular home' when selling?   I am convinced they are far better in quality and build. However, there is still a lot of misperception in the market that they are 'manufactured' homes, and I am concerned this could affect me in the future if I plan to sell.

- Any other pointers or gotchas that you may think of?
