Apartment units with "Sex Offender" tenants. What do you think?

So, in continuous marketing effort that our team does, we have come across an apartment complex in rather good central area of Tucson, with all "Sex offenders" as tenant. Honestly, I do not have any inputs when it comes to this sort of tenancy, but hoping I can have some intake from experienced investors here in biggerpockets. Please let me know the pros and cons when it comes to dealing with this sort of tenant.
