So, in continuous marketing effort that our team does, we have come across an apartment complex in rather good central area of Tucson, with all "Sex offenders" as tenant. Honestly, I do not have any inputs when it comes to this sort of tenancy, but hoping I can have some intake from experienced investors here in biggerpockets. Please let me know the pros and cons when it comes to dealing with this sort of tenant.
I've read a few articles about such buildings, and for the most part my understanding is that its a population that has a really difficult time finding housing, and are very likely to stay put once they do find it. Ethically I would have no problems owning and running a building that was all sex offenders, and it would probably be easy to manage since I imagine it would be mostly single folks without children (ugh)... Also, if this is a lower end building in a lower end part of town, it would probably be a dream to manage compared to some of the rowdy D class buildings I've seen.
I am also the absolute last person anyone would sexually harass, so I wouldn't feel too worried about my own safety. I have learned not to judge others, I'd treat them like anyone else, but with maybe a closer eye on anything suspicious.
The problems I'd be worried about were what if a family with kids, or some other vulnerable tenant, wanted to move in. I would get myself some legal counsel to make sure I was comfortable with the nuances of how to deal with the whole situation.
