What is the cap rate on a multi family in Jacksonville

We are analyzing a 8 units (1/1) in Jax, and are having trouble figuring out the cap rate. Any suggestions/ideas?

Also any recommendations for banks for commercial and residential loans?

We are new to this market and appreciate all support.
