Has anyone ever heard of these guys?  There is an old post about them about some work they did in Philly many years ago, but nothing recent.  They are based in NJ.  They apparently GUARANTEE 12% returns. I'm suspicious of anyone who can guarantee anything.  Here's their website:  http://nria.net

One of my investors has a proposal from them that he's considering.  I mean, if they are legit we would ALL be investing with them right?

I do not know the company. Looking at their website they list some names but no pictures and not many ways to contact them.

I would stay away from any company that guarantees anything. There is NO SUCH thing as a guarantee in fact when investors invest with companies there should be language spelling out risks and the potential loss of the whole investment as a possibility.

It is not fool proof but generally the more a company and their people are not GHOSTS the better. If no pictures, no video, multiple ways to contact, etc. then an investor can have more questions then answers.

    @Katey Kana

Can you name a few large projects you’ve completed?

I also am curious.....for a developer with a significant track record there should be no need to pay 12%. Hell I’ve only been in real estate for a few years and I can go get a multi million dollar construction loan from a traditional bank today for WSJ + 1%, so 4.25% and stabilized loan for around 4%

I find it very suspect that everyone with something good to say about them has no pictures, like they have something to hide...   I am looking to reinvest around $200,000 into something that will actually make a profit for me because I have seen nothing but a steady loss of 0.05% to 1.75% from Wells Faro for the past couple years now, even though they send me something every year saying profits for the year are expected to be between 4% & 9%!   To think that if I didn't recently discover the show American Greed I would have dumped every dollar into them thinking about nothing else other then my 12% minimum profits, and I probably would have lost everything!!!  Thank you to everyone that posted on the subject, I do truly believe that yall saved me from being takin to the cleaners.

Think you nailed it. I don't know the group so can't comment, but the first rule to earn credibility on the internet and THIS site is to have a profile pic and enough posts for someone to gauge your intent. If you are looking to invest, there are other options that are more active and transparent in the BiggerPockets community.

    @Edward Ochanas

    Hello Edward Ochanas,

The Company’s books and records are available to you and all investors and are prepared and reviewed twice a year by Van Duyne & Bruno CPAs - a specialist regional certified public accounting firm

with a real estate specialty practice and concentration. The certified public accountants prepare reviewed semiannual and annual financial statements twice yearly and the company provides them

to interested accredited investors upon request and returning its privacy non-disclosure agreement. Are you accredited ? Do you know what that means?

I am very proud of my $400 M company today and our over 3 M Square Feet of Real Estate built of Apartment Buildings, Condominiums, Town Homes and Single Families rented, sold

or constructing now over the past 15 years. I am extremely proud of our diverse and substantial multi-cultural employee and subcontractor base of staff. We have a highly educated and sophisticated repeat accredited investor base of 800 HNIs. Do you even know what that means?

We add investors – like any other investment firm - to share profits and grow with – just like Charles Schawb, Morgan Stanley, JP Morgan, or Fisher Investments who also advertise. They do it in the Billions to attract new client investors and grow their firms with. Maybe you did not know that ?

    In terms of success perhaps we can talk about that . My company has over $100 Million dollars of currently finished and built properties for sale right now in four different states in four major markets: Park Slope and Caroll Garden Brooklyn NY ; the New Jersey Gold Coast overlooking Manhattan ; Center City Philadelphia prime Rittenhouse Square ;

And dozens of oceanfront condominiums and single family homes along the beach in super prime Palm Beach County Florida.

My company has built large residential multifamily developments in these areas with title recordings Edwrd to show to you upon your request.

In addition to our regular revenues from for sale and selling now projects in open airy suburban areas of high demand as stated above [partially by luck of course - no one knew the pandemic would come ] plus our annual rental portfolio management fees of over 800 rental units we manage and development fees revenue {typically $2 M or $3M per new residential multifamily development project } as major revenue sources we additionally enjoy our real estate asset management fees , and monthly interest on our diversified CMBS residential investment grade bond portfolio. The company maintains substantial cash reserves on hand at all times for our investors' safety .

Do you do that Edward when you do a project for your investors ? Or maybe you don't have any and you don't know what I'm talking about . Which is it ?

As a 15 year old established firm who has built , managed and sold more than 100 residential multifamily real estate development projects in these top markets above with hundreds of staff and subcontractors building for us in four states, and over

40 different major NEW property developments in progress right now - we have a little bit of experience under our belt. Our multistate substantial operations and investments in property and ongoing build operations have all of our real estate investments easily auditable

by the authorities because they are recorded with the government in every State and County we do business in listed above- along with the title insurance companies and attorneys doing the official registered closings. You're familiar with those facts correct ?

You're familiar with the fact that all deeds and mortgages are registered with the state and County recorder of the properties and title insurance company attorneys -correct?

If so Withdraw your false statements . They are distorted at best.

So contrary to your lies and attempts to defame us on Bigger Pockets above “NO” we have never been the subject of an American Greed episode or any type of illegal activity or regulatory action against us. That was a funny one.

Please TELL EVERYONE THE EPISODE HERE AND PROVIDE A LINK?

Here’s a link top our 15 year proven track record for your review instead:

    https://nria.net/about

Maybe you would like to identify yourself to our attorneys ? We run a clean honest shop Proven over 15 years of stellar results For our valued investors documented in our financials and track record . Oh and also recorded with each County did I mention that?

Also just to clarify for your benefit HNI’s are very busy and successful business people with their careers and they typically don't have time to answer little blow by blow blogs on one of their investments with us .

We get good steady results because of a team of experienced veterans with more than 300 years of total experience behind us don't know how to buy the land undervalue , obtain zoning entitlements with extra kickers , value engineer the construction, obtain firm construction gmax contract costs ,

and good financing due to our credit and cash flow . We know how to build these things and we build them well frankly . By the way do you build anything ?

Please cease from your false, baseless, ludicrous, and frankly malicious statements about my firm .

If you continue to make them in this unidentified blog way everyone will know you're statements are untrue.

I to the contrary can be found at my office regularly or you can set up an appointment with my team any time by calling my office.

    Sincerely,

    Rey Grabato

    President

I have to say that this thread was entertaining to read at the least. I can't comment as to the credibility of NRIA, but the random accounts popping up just to sing its praises is certainly suspicious.

Yes Mr. Heidendreich, over the course of 3 years that this string has been in existence, you will see our accredited investors, busy as they are, contribute to this string.  In addition to our accredited investors, you will see our company stakeholders also contribute.  We invite you to peruse our track record for the information you may be seeking on our company. Thank you.

This is a two year old post, but it still gains my interest. We must all do our research on investing with anyone that promise low or high returns. So lets continue to network and do more research to further our investment portfolio.

Hello everyone. I've been investing in RE for over 40 years...I love dirt! I'm looking into NRIA. I find it interesting that I've not found any reports on the web of investigations, complaints of fraud from actual NRIA. When I searched " NRIA investigations on google this site and thread are #1. I guarantee you if I had gotten ripped off by this company I'd be screaming about it everywhere I could starting here. Has anyone found anything negative on this company? If do please share. I've read every post in this thread. It seems to me that certain posts accuse members of being shills with false posts. I find that very unprofessional. Personally I'll take each member on face value. It also seems to me that the "pro's" on this thread are quick to condemn this investment on opinion only without basis in facts that can be shown. So my request does anyone here have ANY facts at all that prove this company is fraudulent? Thanks in advance!

NRIA Update......... So the due diligence continues and still not one zero thing negative about NRIA has been discovered. I have personally spoken to a dozen investors with varied time frames of association with NRIA including an investor who reached his contract point at 33 months where he could take all of his principal out of the current fund. That was last month and his funds were 100% returned and received all payments promised. I've spoken to realtors who are successfully closing deals in the Boynton Beach project (Gulf Stream Views) and the NJ project (Green Roof Condominiums). I've spoken with lawyers who have inside as well as arms length relationships with this company.

ALL I say ALL the people I've spoken with from all spectrum's in my investigation have high praises for NRIA.

You think I'm a shill as well? WRONG! I'm just another guy looking for the right investment. Feel free to google me.

SO, here's what I have to say to ALL you keyboard warriors who have decided to judge this opportunity on this website. If you haven't done the exhaustive research that I have done to discover the truth about this company.....SHUT UP! Your opinion is meaningless with backed up facts. If you're a professional investment adviser on this site and have put disparaging opinions on this sit about this company then you are FAR from a professional! Do your research, print fact not opinion....after all opinions are like (well you know) and everyone has one!

To Katey K and Rae, the 2 folks on here from NRIA. I look forward to my investment into NRIA and will report my findings publicly with passion good and bad. Have a good day....Doug Varrieur

NRIA is aware of the recent charges filed against one of its independent consultants. The single, isolated incident was appropriately addressed by NRIA in early 2019, with no loss to the investor involved and additional compliance protocols established.

Due to the recent charges, however, NRIA has further placed the consultant on suspension pending the results of the criminal litigation and he has been removed from any activities involving the company. In the meantime, NRIA will continue to comply with all government regulations, and fully cooperate with any government inquiry. NRIA values the principles of Integrity, Accountability, Team Work, Innovation, and Transparency.

    Thank you.

I don't guarantee the returns though because in real estate development, a lot of things outside of my control can happen.

The skepticism of the folks here is the HOW - how can you guarantee 12% when, as I said above, there are so many moving parts to developing properties? For example, how can you guarantee 12% if:

    - the economy collapses (or there's another 2008)
    - there are delays in getting permits
    - there are delays in construction (because there always are delays)
    - there is a change in market demand

Or Covid hits and certain asset class's get Hammered..

I was wondering about that..  do you have registered securities folks selling your investment memberships.. somewhere I think i learned that only registered series 7 type folks could get compensated .. if they were NOT employees of the mother ship..

so sounds like you have a Rouge agent on your hands..  Suspended would be the minimum right ???

I was surprised to learn about this event. I thoroughly read the complaint and this looks like an isolated incident. This clearly does not equate to a “Ponzi” scheme where new money is being used to pay off old investors.

Throughout our investment experience with them for almost 10 years, they always lived up to their contractual obligations and provided what they committed for investors. For me, this could be another good stress test where they can give me assurance that they are capable of handling unforeseen, tough matters that investment managers will inevitably face in their operation.

Regardless, as an investor, I am going to keep an eye out for how the legal complaint will unfold down the path. From my past experience, I am confident that the company will handle this situation appropriately in such a way that they had done to my satisfaction in the past.

Heard their advertisement on Fox Radio and decided to see what I could find.  You might want to see this:  https://hudsoncountyview.com/w...

Indicates that it may be in late stages of a Ponzi scheme if they are really over prescribing their properties to investors.

I'm barely into the accredited status and won't take that kind of risk.
