3 unit $330k deal analysis

I found a 3 unit multi-family less than a mile away from another 3 unit I have.  This new 3 unit has 2 beds, 2 beds and a one bed unit and priced at $330k.

Total rent is $3,000.  With $82,500 down I'm looking at a mortgage, tax and insurance of $1750 monthly.

Other costs are water/sewer $250 month.  Landscape snow removal $50 month.  Basement electric $20 month which total $320 monthly.  The house is in good shape, separate utilities and is aluminum sided.

I'm looking at fixed costs of about $2,100 monthly.  Normally in a deal like this I'd like to have my fixed monthly lower but deals are thinner nowadays.

Thoughts?
