Hi Sam - 

I believe 4 units is the most you can go with FHA - at least that's how it is here in Fresno , Ca - but as a federal program - I believe that is standard across the board. Anything over 4 units puts you into the "commercial" category , which also comes with it's own unique set of rules when it comes to borrowing. FHA only loans on 1-4 unit OWNER OCCUPIED properties - so keep that in mind also.
