New Land Development Construction

Hello I am working with the USDA Rural Development to build a new residential home in Douglas County, GA. Is there anyone familiar with the building codes to see if its possible for me to build a multi unit home with this loan? If that is not possible I am hoping to build the maximum number of bedrooms for the minimum square footage of 1800. The budget is $174,000 so I would need to find someone who can do construction for under $90/per sq ft. Does anyone have any contacts who have done similar affordable cost builds. I am planning on visiting the P&Z department in Douglas Co. to get a walkthrough of how to obtain a building permit this week. Thank you hope to connect!

Hi @elisha  I am a land planner working for a civil engineering firm in Alpharetta. I can help you talk through some initial code and site planning issues as you get started. Zoning is going to directly affect the type of loan you get.

Hi Elisha! I am in Douglas County, Feel free to connect. I believe though Douglas County is no longer "rural" enough for USDA programs. However, parts of Carroll County I believe is.

 Hi great to meet you. Yes so at first I was using a USDA residental rural loan. The land is Residential Agriculture but I wanted to try to build a duplex or expand the number of bedrooms in the unit. Its also on septic and may need road access. Any advice would help!

Nice to meet you. Yes if I dont build in the area. I am open to finding fixerup homes in the area. If you know of a good area to look or any good builders in the area that would be great.
