New to CT Investing

Hello, I’m looking to start investing in CT and wanted to know what areas are cash flow positive and people have had a good experience managing. We live in Fairfield County and have seen a lot of appreciation in the area over the past few years we’ve been here making the numbers tough. Open to any advice on getting started and what’s worked for folks.

@Sara S. - almost any place will cash flow if you put down a big enough down payment. If you want to do an FHA mortgage, almost no properties will cash flow. In general, with a mortgage, you do not make any money in real estate for the first few years. This is especially true in CT as most of the properties are old with lots of deferred maintenance. Now that I have been holding for 10 years, I make lots of money on those properties and everyone now thinks I'm a genius.
