Rental Estimates for Multi-Family

I am aware of the rental estimator tool here in BP, but i'm always getting low accuracy for a couple properties i'm considering purchasing. This would be my first multi-family purchase. One is a quadplex and i cannot get a good estimate of rent per unit. How do you all generally figure out what rent to charge for duplex/triplex/quadplex?
