Thoughts on "Curb Offers Only"?

Hey there!!!

Newbie here, Im seeing a lot of properties being listed as "Curb Offers Only". Im assuming this is due to not wanting to disturb the tenants in place. Whats your thoughts on "Curb Offers Only"?

Curb offers are the way to get potentially great opportunities for a deal. Of course, there are HUGE risks. As in, don't try this at home, kids.....

It’s like bidding on a foreclosure property since you do not get interior access.

so I would bid accordingly.

Another option is if you are local to deliver pizza to the residence and when they answer and at they didn’t order pizza say must have wrong address but at least you get a sneak peak of interior

@Audra SmithAlmost everything is curb offers only in Columbus. You are never going to have all the facts anyway. So write an offer based on the info provided and use the inspection period to do your due diligence on the property and either move forward, negotiate the price and terms, or terminate.

It does carry extra risk, but like Remington said its more to protect the current tenants. Ive noticed a lot of times they'll have one unit open for you to look at with the others off limits. If that's not the case pay attention to how the exterior is kept and the area its in for clues to the inside.

I used to do curb offers, but I usually would get a peek in the windows or in the case of an abandoned property (which a lot of them will be) you can sneak in a back door or window.

Even without a peek inside, these can be lucrative because a lot of typical investors will just pass on these, too risky for them....

Depends how you set it up....if you really want the property, then it's a risk worth taking. If you are confident with the anticipated repairs that is...... :-)

Do curb offers mean your EMD is hard right away or you can't do an interior inspection?

It doesn't fit my business model which is inspect 100% of the units.

It seems to add a lot of unknown (Risk) to the investment.

I think it is great for protecting the tenants. You do not want 100s of window shoppers walking through your tenants' home
