1031 into syndication

Good afternoon....I will be selling one of my more basic rental homes.  Proceeds will be around $200,000.  What multi-family syndications allow a 1031 exchange for a lower dollar amount like that?  I see that many require a larger dollar amount due to the additional effort needed to support a 1031.
