Hi folks I have a very close friend of mine that won an auction yesterday for the first time. She is super excited and so am I. The only issue is that the property still has the tenants living in it. The property is in Bmore. I am just trying to get advice on what goes on in a situation like this and some of the scenarios that she may face with wining an auction, using a hard money lender and getting the tenants OUT. Your advice or experiences would be appreciated.

hi, I believe it is easier to take out The homeowner. If you got the house at the clerk house auction and it was a foreclosure I have heard that you can do a writ of possetion or that is what other investors do here in Palm beach Florida . Every county and state are different but look for info at the courthouse clerk page or call the foreclosure department . They can explain you better . That is the fastest option and its much easier and faster than eviction .  remember yesterday your friend probably just got a sale certificate.she needs to wait about two weeks to receive a certificate of title. Once you have it you can do the writ of possetion . Hope it helps
