Post foreclosure auction with tenants in Florida
I just purchased a property from the courthouse and was wondering what approach one should take with the previous owner who was foreclosed on still in the residence. Not sure what the laws are in florida etc. I have not seen inside the property yet and wasn't sure what approach to take with the old owner. The deed only comes through in 10 days, do I have a right to enter the property before or approach them to find out what their intentions are? Is it legal to offer them cash to move out ASAP? I just want to see what the condition is inside and take some pictures to make sure nothing is destroyed or removed that shouldn't be.

You actually have no rights until your CT is filed, usually 3 weeks to receive. I just go nicely knock on the door, introduce myself and ask them their plans. A concerned, understanding approach always works best. They knew it was selling, so it's no surprise. I do tell them I need some interior pictures for my insurance, and ask if I can take a quick tour. They may want to make a deal for the appliances, furniture, etc. you can do a cash for keys, or file for a writ of possession after you get your CT. That will take 30 days or so, and a sheriff does it just like an eviction.
