Looking to invest in Commercial/Industrial buildings

Can anyone tell me about owning whole commercial or industrial buildings and renting them out? Pros and cons, what does it involve? I'm in Arizona. Thanks

I've spoken on this topic on my YouTube channel, maybe thats a better place to start learning.

Commercial and industrial allow for greater equity deployment, NNN options reduce risk from inflation increases. Longer leases, means less work. I only invest in commercial warehouses.
