MLS access and certification suggestions?

A question for you seasoned real estate moguls out there.

My partner and I are attempting to avoid agent fees that come along with operating in the real estate market as an investor.  Is there a quick way to gain access to MLS without having to use agents?  What type of testing/certifications/licensing would be recommended for young entrepreneurs attempting to buy and hold residential and commercial real estate in order to stimulate cash flow?

Slavic, this varies to a certain degree from state-to-state.  Taking the prerequisite classes and passing the state real estate exam, background check, and license application screening makes you an inactive licensee. Once you possess this license, affiliating with a licensed broker and notifying your state agency of such affiliation will make you an active licensee (commonly referred to as "agent").

Only active licensees can subscribe to the MLS.  Justin is also correct, you can be an unlicensed assistant to a licensee and get MLS access in many areas.

If you meet the requirements for a real estate broker license, you can take that test and obtain a brokers license, then you don't have to affiliate with a broker.

As J said, pretty much only takes one deal to cover your Real Estate costs for the year.  You would also need to find a broker to hang your license with that is ok with investor/agents.

MLS fees are in addition to your normal license costs.

This is only true in some states, so check your local rules before applying for any assistant positions...  :)

Thats similar to what I was indirectly implying. Passing the state real estate exam gives me the license. Does that make me an 'agent', for MLS purposes and allow me access?

I don't know of any way to gain access to the MLS without having use (or be) a real estate agent.

If you're concerned about the fees, consider that your commission on a single $50K purchase should cover your real estate costs for the year.

I've been wondering about the same issue. I was thinking if I get my realtor license in the state then that will allow access to MLS?
