New York City Self Storage Facility Profits

Hi, I am looking to convert my television studio in Hell's Kitchen into a Self Storage Facility. I have been fielding offers for almost a year now and need to know how much revenue a 50,000 sq/ft self-storage facility in Hell's Kitchen would yield annually? I don't know what my exact unit mix would be, but any rough numbers would be helpful
