Searching for Commercial Investments by Risk

Hey BP,

Currently looking to invest in commercial real estate (NYC) and I am searching for office spaces. To make this search more accurate, I'm trying build my own risk tolerance profile and then search & filter properties based on my acceptable risk level. 

Anybody know of any products/apps/services that would help streamline this process? Also wondering if any of you use this approach and how effective is it?
