Seller says that customary for buyer to pay for title policy and seller to pay transfer tax while title company is split. Is this true?

Your local commercial buyers attorney should be telling you this. Do you have an attorney?

Typical attorney cost on a NNN STNL deal ranges from 10,000 to 20,000 depending on title issues or other items found that need extensive work to resolve.

Having an attorney is critical as once you close you can't un-ring that bell and the seller is long, long gone. You shouldn't believe ANYTHING the seller is saying. They typical say whatever to get to closing.
