Trying to Wholesale a commercial property

Hey guys, haven't been on in a while. So I have a seller out in a medium sized town here in Texas not to far from Dallas. Its a very old historical home built in the 1850's. The home sits on Main Street in front of a Sonic and next to an AutoZone plus other commercial properties. The owner used the home as a store front for his computer business until about 2 years ago. The home does need some serious work done to it. Running comps on it was impossible. I even had some Real Estate agent friends work on it and they couldn't pull anything for it as residential or commercially. I explained to the seller that my guys wouldn't finance the deal because they couldn't pull numbers on it and explained to him that I could work with him in trying to find a buyer. He agreed to it. Best case scenario is find a local commercial building company and see what they think about acquiring it. Just not sure who exactly to reach out to. Any ideas or questions about it would be greatly appreciated. Thanks.
